The calm office
behind your tenancies.

Domani drafts the rent notices, receipts, reminders, indexation letters and lease renewals your Belgian tenants are waiting for — in French, Dutch or English. You read, sign, send.

Landlording is mostly paperwork. We disagree with that distribution. Domani writes the documents — you keep the relationships.

— Why we built this
Features

Every document a Belgian lease asks of you.

Sixteen template families, three languages, one quiet interface. Domani knows the difference between a rappel and a mise en demeure, when indexation kicks in, and what a parking lease needs that a residential one doesn't.

The monthly billing loop, automated

Rent notices on the 25th, receipts when the SEPA clears, reminders when it doesn't. Formal notices and repayment plans, ready when you need them.

5 document types
Indexation, calculated correctly

Every anniversary, Domani pulls the gezondheidsindex from Statbel, applies the lease clause, drafts the letter in your tenant's language, queues it for your approval.

Automatic · monthly
The whole lifecycle, end to end

From the signed bail to the keys-back inventory: renewal, termination, état des lieux, remise des accès — and an annual décompte that actually adds up.

7 document types
FR / NL / EN, same document

Every template renders in your tenant's preferred language at the click of a tab. The numbers, references and dates stay identical across all three — no diverging copies to chase.

Three languages · one source
Auditable by default

Every document is versioned, referenced, hashed and archived. When the JP asks for a copy of the second rappel from 2024, you find it in two clicks.

10‑year retention
A clean copy for the tenant

Your tenant gets a portal that mirrors what you see: their lease, their receipts, their indexation history. Same documents, same brand, none of the spreadsheets.

Branded · white‑label optional
The document suite

Sixteen templates, in three languages.

Every template is editable. Every template is consistent. We've already drafted the entire Belgian rental cycle — you just plug in your tenants, properties, and clauses.

Made for Belgium

Indexation that always lands on the right month, in the right language.

Every Belgian lease has its quirks — the indexation clause, the 3‑6‑9, the bilingual cantons, the joint and several rules. We've baked them in so you stop looking them up.

No migration consultants. No onboarding fees. You add your properties, paste in a lease (or upload the PDF), and Domani takes it from there.

FAQ

Questions, before we ask for yours.

Or write us at hello@domani.be — we read everything.

A tool. You stay the landlord (or agent) of record; Domani writes, sends, files and tracks the documents. We don't handle the keys, the visits, or the legal representation — but we make sure every paper trail is in order if it ever needs to.
Residential and parking, today. We have templates for both. Commercial and student housing are on the v1 roadmap — let us know if you need them and we'll prioritise.
Same as the law: rent is never lowered through indexation. If the health index drops, Domani drafts a “no‑adjustment” notice for transparency and resumes adjustment the next anniversary.
You can export the entire archive as a folder of signed PDFs + a CSV manifest at any time. After cancellation, your account is held read‑only for 30 days, then deleted on request.
Free during beta. After: a small monthly fee per active lease, no commitment, no migration costs. We'll publish the price before charging anyone. Beta users keep their access free for life.
A tiny team in Brussels. Half of us have managed buildings for a decade; the other half write software. We started Domani because we got tired of doing both with spreadsheets.
