General terms
Last updated 10 October 2026
1. Purpose and parties
These general terms govern the use of Homono, online rental management software, between ArtFinder SRL, Rue Jules Lejeune 38, 1050 Ixelles, Belgium, enterprise number BE 0465.541.602 (« ArtFinder »), and the business, body or person that opens a Homono workspace to manage rented properties (the « client »).
They apply to every person the client authorises to use its workspace. Tenants and guarantors invited by the client use Homono under terms of their own.
A specific agreement — accepted quote, purchase order, pilot agreement — may specify or supplement these terms. In case of conflict, the specific agreement prevails.
2. The service
Homono lets the client manage its properties, leases, tenants, payments, documents, maintenance requests and messages, and offer its tenants a personal space and an assistant. The service evolves: features may be added, changed or withdrawn, without substantially reducing what the client uses without prior notice.
ArtFinder uses reasonable means to keep the service available and working properly. Unless a service level is set in the specific agreement, it is not guaranteed to be uninterrupted or error-free. Maintenance is carried out outside office hours as far as possible.
3. Accounts and access
The client designates the persons authorised to use its workspace and assigns them a role. Each is responsible for keeping their credentials confidential. The client informs ArtFinder without delay of any unauthorised use it becomes aware of.
4. Price
The price, its frequency and payment terms are set by the specific agreement. Third-party services used at the client's request — electronic signature, text messages, artificial intelligence beyond the included usage — are re-invoiced under that agreement.
A trial period or free pilot applies only for the agreed duration and scope; no free use is granted without a time limit. No amount is invoiced without having been agreed in advance.
5. The client's data
The client remains the owner of the data it enters. It is responsible for its accuracy and for having a legal basis to process the personal data of its tenants, guarantors and other third parties.
For this data, the client is the controller and ArtFinder its processor. ArtFinder processes it only on the client's instructions, under the data processing agreement between the parties, which forms part of the contract. The privacy policy and the list of subprocessors describe the processing and the providers.
The client may export its data from its workspace at any time, in a structured format; it may also request a copy.
6. Artificial intelligence and legal content
The assistant, automatic document reading and the legal information offered by Homono are an aid. They can be wrong. The client checks what it sends, signs or decides on that basis: Homono does not provide legal, tax or accounting advice, and the client remains responsible for complying with the applicable tenancy law.
7. Acceptable use
The client and its users undertake not to:
- use the service unlawfully or in breach of the rights of tenants and third parties;
- enter data they are not authorised to process, or send unlawful or unsolicited communications;
- attempt to bypass access controls, copy or resell the service;
- compromise the integrity, security or performance of the service.
8. Intellectual property
The Homono software, its texts, its brand and its documentation belong to ArtFinder. The client receives, for the term of the contract, a non-exclusive and non-transferable right of use, limited to managing its own properties or those it manages on behalf of third parties.
9. Liability
Each party is liable for the direct damage it causes through its fault. ArtFinder is not liable for indirect damage, in particular loss of profit or loss of customers.
ArtFinder's total liability, for all causes, is limited to the amount paid by the client in the twelve months preceding the event giving rise to it, and to 100 euros as long as the client uses the service free of charge.
These limits do not apply in case of fraud, intentional misconduct or gross negligence, nor where the law prohibits limiting liability.
10. Term and end of the contract
The contract lasts as long as the client uses the service, unless a term is set in the specific agreement. The client may stop using the service at any time, under the financial terms of that agreement.
ArtFinder may suspend access in case of a serious breach of these terms or a risk to the security of the service, informing the client as soon as possible.
At the end of the contract, the client may export its data or request a copy; it is then deleted under the data processing agreement, subject to legal retention obligations.
11. Changes
ArtFinder may change these terms. Significant changes are announced to the client before they take effect, and its next sign-in asks it to accept the new version. The date at the top of the page shows the version in force.
12. Governing law and disputes
These terms are governed by Belgian law. Failing an amicable settlement, any dispute falls under the courts of the judicial district of Brussels, subject to mandatory consumer protection rules.
These terms exist in French, Dutch and English; the French version prevails. For any question: hello@homono.be.
